Reactive means a leak-triggered emergency, saturated insulation, and a repair budget that escalates into a full replacement anyway — but without the planning, phasing, or warranty registration a managed project delivers. Evangel's re-roofing process begins with a documented condition assessment: core samples, visual inspection, and — when warranted — infrared thermal scanning to locate wet insulation before it destroys the deck below. Our Process
Roof Condition Assessment
Core samples at representative locations, full visual inspection of flashings and drainage, and infrared thermal scanning where moisture intrusion is suspected. We produce a written report with photographs and a clear recommendation: recover, partial tear-off, or full replacement.
Recover vs. Full Tear-Off Decision
A recover system (new membrane over existing) is cost-effective when less than 25% of insulation is wet and the deck is structurally sound. Full tear-off is required when wet insulation or deck damage exceeds that threshold, or when the building already has two roof systems (most codes prohibit a third).
Scope & Phasing Documentation
A detailed scope with material quantities, section-by-section phasing, and a tenant notification plan. Multi-tenant properties are sequenced so no tenant is operating directly below an active roofing section. Scope is presented as a capital project — not a repair estimate.
Demolition & Substrate Verification
Tear-off is executed in sections sized to what can be made completely watertight that same day. All wet insulation is removed, weighed, and replaced. Deck fastener pull-out values are tested and supplemented where they have degraded.
Phased Membrane Installation
New insulation and membrane are installed in the same phased sequence as demolition — no open sections overnight. Large roofs are typically sectioned into 10,000–20,000 sq ft daily work areas depending on crew size and weather window.
Warranty Handoff & Documentation
Manufacturer warranty registered at closeout. Full documentation package delivered: as-built photos, material submittals, warranty certificate, and maintenance program recommendation. Documentation is structured to satisfy future buyer due diligence and lender requirements.
